Market Report: Greater Boston Home Sales in April 2020

Each month we publish a Monthly Market report, which shows home listing prices and sale prices for the previous month. (You can use the Monthly Market tool free on our site to see how each zip code’s sales have changed month to month.) 

April 2020 was the first full month of local shutdowns due to the coronavirus pandemic. We saw much lower inventory in the Greater Boston area. Many sellers were uninterested in having prospective buyers in their homes for showings, and thousands of listings were pulled off of the market. Most towns still saw sales prices over listing price, including some of the higher-priced towns like Wellesley; while others saw selling prices drop below list for the first time in a while, like in Needham. Greater Boston Home Sales in April 2020

Lowest listing price (by total amount in $): Lynn (01901) with just 1 sale and East Weymouth (02189)

Lowest sales price (by total amount in $): Lynn (01901) with just 1 sale and East Weymouth (02189)

Most homes sold in March 2020: South Boston (02127), with an average sale price of $760,000

Highest number of days on market: Boston (02111), with an average sale price of $1.6 million

Lowest number of days on market: Somerville (02144) at 44 days on market

Lowest price per sq ft: Lynn at $222 per sq. ft., followed by Randolph at $276 per sq. ft.

Highest price per sq ft: No surprise here- Boston’s Seaport (02210) is still at the top of the list, up to $1,734 per sq. ft. from last month’s $1,598 per sq. ft.

Keep in mind that this data is based on closings in April. Most April closings would have had offer dates in March.
